Job summary

RangeWater Real Estate, LLC is looking for a Maintenance Technician to handle apartment upkeep, work orders, and make-ready tasks while upholding safety and quality standards. The role requires hands-on maintenance and the ability to work weekends as scheduled in a fast-paced multi-family setting.

Experience with property management software and EPA refrigerant certifications is needed; a valid driver’s license is required.

Qualifications

• High school diploma or GED required; 1–3 years apartment maintenance preferred.
• EPA Certifications Type I and II or Universal for refrigerant recycling.
• Valid driver's license and clean driving record.

Responsibilities

• Complete work orders from resident requests within 24–48 hours and perform routine maintenance on the property.
• Prepare vacant units for leasing by completing pre-move-out inspections and creating punch lists.
• Repair parts when possible to control costs and avoid waste.
• Track materials and inventory from the property shop and notify when re-ordering is needed.
• Document work orders accurately to enable tracking and reporting.
• Periodically inspect contractor work for quality and compliance.
• Follow safety policies, attend safety meetings, and report incidents promptly.
• Provide courteous customer service to residents and coworkers, handling complaints professionally.
• Assist in property inspections and communicate needs to management.
• perform other duties as assigned.
