Job summary

Greystar Worldwide, LLC seeks a maintenance technician to ensure inside/outside community buildings and grounds meet company standards for cleanliness, safety, and functionality.

You will diagnose and repair issues, manage make-ready tasks for vacant units, and maintain inventories while supporting budget goals and safety compliance. Strong customer service and basic computer skills are required.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trades.
• Must have own hand tools unless prohibited by state law; safe use of hand/power tools required.
• Ability to apply logical thinking to identify and fix problems.
• Strong customer service and interpersonal communication skills.
• Ability to read/write/communicate effectively for internal/external contacts.
• Proficiency with computers including word processing, spreadsheets, and database management; property management system experience preferred.
• Mathematical skills for handling financial, administrative, and legal documents.

Responsibilities

• Diagnose and repair maintenance issues based on resident requests and routine upkeep.
• Oversee make-ready process for vacant units, including inspections, punch lists, scheduling vendors, and ensuring timely completion.
• Set and uphold cleanliness/appearance standards for grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspect work by staff and contractors to ensure quality and adherence to standards.
• Maintain inventory of parts and tools; coordinate with Community Manager on supplies and budget.
• Perform monthly preventative maintenance as outlined in policy manuals.
• Assist Community Manager in budget development for repairs and capital projects.
• Support cost-control by prioritizing repairs over replacements when feasible.
• Lead safety meetings, keep MSDS sheets current, and stay compliant with OSHA and safety laws.
• Demonstrate excellent customer service by communicating effectively with residents and team members.
