Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to upkeep the interior and exterior of our Round Rock property, handle repairs, and ensure units and common areas meet safety and quality standards.

You will complete work orders within 24–48 hours, assist with make-ready inspections, manage basic inventory, and follow OSHA safety policies. A high school diploma, 1–3 years of apartment maintenance, and a valid driver's license are required.

Qualifications

• Education: High School Diploma or GED Equivalent.
• Experience Preferred: 1-3 years of apartment maintenance experience or equivalent preferred.
• Advanced Skills: Communication and Delivery Skills with ability to connect to people at all levels.
• Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
• Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
• Licenses: Current Valid Driver's License
• Certifications: EPA refrigerant certifications Type I and II or Universal for refrigerant recycling as well as all certifications required by State and Local jurisdictions.

Responsibilities

• Completes assigned work orders generated from resident requests for service within 24 to 48 hours.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts.
• Follows procedures for accessing and obtaining materials, supplies, equipment, and other items from the property’s maintenance shop.
• Completes documentation and other paperwork in a timely, accurate, and complete fashion.
• May periodically inspect work performed by contractors, vendors and other service providers to verify quality.
