Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to ensure the upkeep of inside and external areas, meet safety standards, and respond quickly to resident requests. You will handle work orders, pre-move-in make-ready, and inspections to maintain property quality.

The ideal candidate has 1–3 years in apartment maintenance, strong communication skills, and proficiency with Entrata Yardi or OneSite. Full‑time, on‑site role with competitive benefits.

Qualifications

• Education: High School Diploma or GED Equivalent.
• 1–3 years of apartment maintenance experience preferred.
• Proficient in Entrata Yardi and/or OneSite property management software.
• Excellent communication and delivery skills.
• Proficient with internet, word processing, spreadsheets, and databases.
• EPA certifications Type I/II or Universal for refrigerants; state/local requirements.

Responsibilities

• Completes work orders from resident requests within 24–48 hours.
• Completes the make-ready process for vacant apartments.
• Supports cost-control by repairing parts rather than replacing; avoids waste.
• Tracks inventory and notifies maintenance supervisor about re-orders.
• Completes documentation for service requests in a timely manner.
• May inspect contractors' work to verify quality standards.
• Attends safety meetings and complies with OSHA and related requirements.
• Interacts with residents to provide courteous service and resolve issues.
• Performs routine property inspections and communicates needs to management.
