Job summary

Bell Partners is seeking a Floating Maintenance Manager to oversee interior and exterior maintenance across multiple properties within a designated market. You will travel between properties to ensure safety, repairs, and grounds maintenance meet high standards for residents.

Responsibilities include supervising maintenance staff, coordinating vendor services, maintaining compliance manuals, preparing apartments for new residents, and ensuring safe disposal of trash.

Qualifications

• High School degree or equivalent required.
• 2-5 years of maintenance experience in multi-family housing preferred.
• Personnel supervisory experience.
• EPA 608 Type I and Type II certifications, plus a current Certified Pool Operator (CPO) certification, required.
• Knowledge of HVAC, plumbing, electrical, basic carpentry, and mechanical systems repair.

Responsibilities

• Ensure community and grounds are in good repair and safe/attractive for residents through regular inspection.
• Maintain grounds and coordinate lawn service and other outdoor grounds service from approved vendors as needed.
• Set up and maintain the Community Compliance Manual for the community according to specifications.
• Respond to all repair requests and maintenance concerns from residents and staff.
• Prepare apartments for new residents.
• Ensure proper removal and disposal of trash.
• Ensure that all maintenance items are kept in a safe area to prevent injuries.
• Attend regular meetings/training programs and follow safety/OSHA requirements.
• Maintain availability to residents, management, and staff on a regular predictable basis.
