Job summary

Bedrock Property Management seeks an experienced Maintenance Supervisor to oversee the property maintenance process, order supplies, diagnose issues, and perform service requests with a strong HVAC, plumbing, electrical, and carpentry background.

You will lead the maintenance team, ensure safety and compliance, and manage day-to-day operations while maintaining a high level of resident and owner satisfaction.

Qualifications

• Must provide exemplary customer service to residents and guests, resolving issues proactively.
• Supervises the maintenance of the property's physical condition and systems.
• Ability to use hand and power tools for repairs and upkeep.
• Oversees debris removal and site cleanliness.
• Responds to after-hours issues when required.
• Delivers professional, timely responses to work orders.
• Ensures compliance with company policies and procedures.
• Demonstrates flexibility to perform other duties as assigned.

Responsibilities

• Supervise the service staff workflow and delegate tasks.
• Meet and exceed budget expectations for expenditures.
• Order supplies, materials, and tools as needed.
• Diagnose problems and repair major appliances, HVAC, plumbing, electrical (unlicensed), carpentry.
• Address landscaping and snow/ice removal issues.
• Communicate effectively with residents and coworkers in difficult situations.
• Perform service requests accurately and promptly.
• Operate computers and company software for communication and records.
• Maintain Bedrock's non-negotiables for work orders and turn times.
• Lead with initiative, forward thinking, and accountability.
• Perform all other duties as assigned.
