Job summary

Bedrock Property Management is seeking a Maintenance Supervisor to manage the full maintenance workflow for our property, including ordering supplies, diagnosing issues, and performing service requests with a strong HVAC, plumbing, electrical, and carpentry background.

You will provide exceptional customer service to residents and owners, supervise maintenance operations, and ensure timely completion of work orders while upholding company standards and safety policies.

Qualifications

• Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
• Supervises the maintenance of the physical condition of the property.
• Utilizes hand tools and power tools to participate in upkeep.
• Oversees the removal of debris and other objects from the property.
• Responds to issues outside of normal work schedule when required.
• Professional and timely responses to all work orders.
• Ensures the adherence to all company policies and procedures.
• Performs all other duties as assigned.

Responsibilities

• Supervises the workflow for the service staff and delegate workload to staff.
• Meets and exceed budget expectations for expenditures.
• Orders supplies, materials, and tools as needed.
• Ability to diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
• Address issues with landscaping and snow/ice removal.
• Communicate effectively with residents and coworkers even in difficult situations.
• Perform service requests correctly and promptly.
• Operating computers and other technological devices to access email, and company-utilized software.
• Successfully execute Bedrock's non-negotiables for service work orders and vacant turn times.
