Job summary

Morgan Properties seeks a Service Manager to oversee maintenance across its Kentucky properties. You will recruit, train, and mentor a team of Maintenance Technicians, while ensuring compliance with company standards and applicable laws.

You will diagnose issues, coordinate preventive maintenance, and coordinate with office staff to deliver exceptional resident service. Ideal candidates have a valid driver’s license, within 30 minutes of the properties, and 5+ years of related experience or an

Qualifications

• Active and valid driver’s license and a personal vehicle.
• Live within a 30-minute commute of the properties.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their knowledge and skills.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
• Be on-call 24 hours for emergencies and snow/ice events.
• Partner with office staff to handle maintenance issues for residents.
• Manage and organize inventory of maintenance materials.
• Establish preventive maintenance, make-ready, and work order schedules.
• Inspect community buildings and vacant units.
• Plan, assign and direct maintenance work.
