Job summary

Morgan Properties is hiring an Assistant Service Manager to oversee maintenance at our community in Kettering, OH. In this full-time role, you will supervise and mentor a maintenance team, ensuring high standards of upkeep and safety for residents and staff.

You will handle on-call scheduling and preventive maintenance, coordinate make-ready tasks, and manage inventory while responding to on-site emergencies as needed. HVAC, electrical, plumbing expertise preferred.

Qualifications

• Valid driver’s license and access to a personal vehicle.
• HVAC/EPA/CFC certification preferred.
• One-year certificate or 2-4 years of related experience or equivalent education.

Responsibilities

• Mentor and lead maintenance team in diagnosing and repairing issues.
• Provide hands-on expertise in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliances.
• Create and manage 24-hour on-call schedule; be available for on-site emergencies.
• Manage and organize maintenance materials inventory.
• Establish on-call, preventive maintenance, and make-ready schedules.
