Job summary

Morgan Properties is seeking a Service Manager to oversee maintenance across our Nashville communities. You will hire, train and lead technicians, ensuring repairs meet standards and laws while managing inventory and schedules.

You will guide the team in HVAC, electrical, plumbing, carpentry and related tasks, while coordinating with office staff to deliver excellent resident service. A 24/7 on-call routine is required.

Qualifications

• Active and valid driver’s license and a personal vehicle.
• Live within a 30-minute commute of the properties.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase knowledge and skill.
• Provide knowledge in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Establish and prepare a 24 hour on-call schedule for the team and be available for emergencies.
• Partner with office staff to service residents and follow up on maintenance issues.
• Manage and organize inventory of maintenance materials.
• Establish preventive maintenance, make-ready, and work orders schedules.
• Inspect community buildings and vacant units.
• Plan, assign and direct maintenance team work.
