Morgan Properties seeks a Service Manager to lead our maintenance team and ensure property standards meet company policies and applicable laws. You will hire, train, and mentor technicians, overseeing preventive maintenance and on-call coverage.

The role requires a driven professional with 5+ years experience, HVAC certification preferred, and a valid driver’s license. Based in Florida, expect a full-time position with competitive benefits.

Qualifications

• 5+ years of maintenance or related experience or equivalent education
• HVAC/EPA/CFC Certification preferred
• Driver's license and reliable transportation required

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase knowledge base and skill set.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywalling, exterior structure, and appliance repair.
• Establish and prepare 24 hour on-call schedule; be available for emergencies.
• Partner with office staff to address maintenance issues for residents.
• Manage inventory of maintenance materials.
• Establish preventive maintenance, make ready, and work order schedules.
• Inspect community buildings and vacant units.
• Plan, assign, and direct maintenance team work.
