Job summary

RichSmith Management in Jackson, TN is seeking an experienced Community Manager to lead daily operations, leasing, and maintenance at our apartment community. This on-site role includes aggressive turnover strategies, rent collection, and maintaining financial performance while upholding LIHTC compliance.

You will guide a diverse team, foster resident relations, and manage vendors and inspections to sustain high occupancy and excellent service.

Qualifications

• 3+ years of experience managing large apartment communities.
• Strong LIHTC/Tax Credit compliance background.
• Experience using property management software (OneSite preferred).
• Excellent communication, organization, and leadership skills.
• Proficiency with Microsoft Office and standard office equipment.
• Ability to lead by example and build a positive team culture.

Responsibilities

• Managing all aspects of daily operations, leasing, and maintenance.
• Ensuring fast and efficient unit turnovers for maximum occupancy.
• Handling rent collection, deposits, and financial performance.
• Enforcing community policies and ensuring compliance with housing regulations—including LIHTC compliance.
• Maintaining excellent resident relations and team morale.
• Overseeing vendors, service contracts, and property inspections.
