Job summary

Guardian Real Estate Services LLC is seeking a Full-Time Community Manager for Viewfinder Apartments in Tigard, OR. The role manages operations, budgets, leasing, and compliance for an 81-unit LIHTC/PSH community, supervising staff and coordinating vendors.

Ideal candidates have 2+ years in multifamily management, 1+ year in affordable housing, and strong customer service with excellent organization. 9am–5pm, Monday–Friday, with benefits included.

Qualifications

• High school diploma or GED.
• At least two (2) years managing a multi-family community.
• At least one (1) year of experience in affordable housing (LIHTC) or related industry.
• At least one (1) year of prior supervisory experience.
• Strong understanding of and willingness to enforce Fair Housing and Landlord Tenant Laws in Oregon.
• Excellent attention to detail and organizational skills.
• Strong customer service skills.
• Strong mathematical skills and basic understanding of property budgets.
• Ability to speak, read and write in English.
• Ability to communicate effectively in writing and verbally.

Responsibilities

• Always represent Guardian in a positive and professional manner.
• Act as the company’s primary coordinator to assure compliance with property management obligations.
• Manage property operations in compliance with local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA).
• Assist in developing operating income/expense budgets and capital budgets.
• Analyze and report monthly financial statements and variances.
• Administer budgets and improve efficiency, owner and resident satisfaction, profitability.
• Ensure compliance with affordable program requirements.
• Complete resident income certifications and re-certifications timely.
• Coordinate revenue collection and accounts receivable per lease obligations.
• Follow confidentiality guidelines for all resident, property, owner, and Guardian information.
• Direct day-to-day activities of other property staff and supervise employees.
• Record time worked and enforce time-keeping guidelines.
• Oversee leasing efforts and analyze lease clauses and vacancy reports.
• Identify leasing prospects and respond to routine inquiries.
• Collect delinquent accounts per legal guidelines.
• Work with Regional Property Manager to supervise vendors.
• Approve invoices to maintain property standards and budget.
• Collaborate with corporate departments for a team approach.
• Lead site staff meetings and safety meetings; document minutes.
• Drive process improvements to meet resident needs and ownership goals.
• Perform other duties as assigned.
