Job summary

Guardian Real Estate Services is seeking a dynamic Community Manager to oversee operations at a SE Portland property. You will supervise staff and vendors, ensure regulatory compliance, and drive resident satisfaction while protecting financial health of the property.

The role requires LIHTC knowledge, strong organization, and excellent communication. Typical schedule is full-time, with a competitive compensation package and comprehensive benefits.

Qualifications

• High school diploma or GED.
• Two years managing a multi-family community.
• At least one year in LIHTC or affordable housing.
• At least one year of supervisory experience.
• Strong understanding of Fair Housing and Landlord Tenant Laws in Oregon.
• Excellent attention to detail and organizational skills.
• Strong customer service skills.
• Strong mathematical skills and basic understanding of property budgets.
• Ability to speak, read and write in English.
• Ability to communicate effectively in writing and verbally.
• Ability to complete company training requirements.

Responsibilities

• Represent Guardian in a positive and professional manner.
• Manage property operations in compliance with local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA).
• Assist in development of operating income/expense budgets and capital budgets.
• Analyze and report monthly financial statements and variances.
• Administer budgets and analyze operations to maximize efficiency and resident satisfaction.
• Ensure property complies with affordable program requirements.
• Complete resident income certifications and re-certifications on time.
• Coordinate collection and documentation of all revenues per lease obligations.
• Direct day-to-day activities of site staff; supervise staff and vendors.
• Approve invoices for goods/services per budget; liaise with corporate for team approach.
