Job summary

Greystar is seeking a Leasing Coordinator in Waco, TX to manage marketing, leasing, and renewal strategies that drive occupancy and revenue. You will greet prospects, tour communities, process applications, and ensure smooth move-ins.

The role requires monitoring market conditions, implementing promotions, and using OneSite/Yardi to track data. You will also coordinate lease renewals, communicate with residents, and support property operations to maintain show-quality communities.

Qualifications

• Experience in residential leasing or property management is preferred.
• Ability to develop short- and long-term marketing plans to sustain occupancy.
• Proven track record of meeting occupancy and rental goals.

Responsibilities

• Coordinate leasing to new residents and renewals to achieve occupancy and revenue goals.
• Show apartments, process applications, screen credit/background checks, and prepare leases.
• Monitor market conditions and implement marketing plans and promotions.
• Design and execute marketing activities to drive traffic (Craigslist, social media, email).
• Track availability and activity in property management software.
• Maintain show units to meet company standards and prepare the leasing office daily.
• Follow up with prospects and renewals to maximize lease conversions.
• Prepare renewal letters and packages and contact renewing residents in advance.
• Address resident or owner questions promptly and document requests.
