Job summary

Valiant Residential in Houston is seeking a Lead Maintenance to oversee property upkeep, perform repairs in resident apartments, and assist in making-ready units prior to occupancy.

This role includes supervising subcontractors, coordinating preventive maintenance, and maintaining meticulous records. The ideal candidate has 2+ years in apartment maintenance, EPA certification, a valid driver's license, and readiness to travel within the metro area.

Qualifications

• Minimum of two years of full-time experience in apartment maintenance or a trade with basic electricity, plumbing, carpentry, painting, and HVAC knowledge.
• Strong verbal and written English communication; bilingual in Spanish a plus.
• EPA refrigerant certifications required.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Willingness to travel within metropolitan areas; some weekends required.
• High school diploma or equivalent; technical certification preferred.

Responsibilities

• Complete resident service requests within 24 hours.
• Assist in making-ready units prior to resident occupancy.
• Replace filters and clean HVAC vents; maintain sprinkler systems.
• Perform light electrical, plumbing, and carpentry repairs as needed.
• Inspect and repair interior and exterior surfaces; repaint when necessary.
• Supervise subcontractors and coordinate maintenance priorities.
• Maintain records of work orders, inspections, and inventories.
• Assist in safety and on-call coverage as required.
