Job summary

Valiant Residential, LLC is seeking a Lead Maintenance to oversee maintenance across our property, performing repairs in resident units and assisting in preparing units for rent. This role ensures timely service requests, collaborates with the Community Manager, and coordinates with vendors and subcontractors.

The candidate should have 2+ years of apartment maintenance or related trades, English communication skills, EPA refrigerant certification, and a valid driver's license.

Qualifications

• Two years of full-time apartment maintenance or a trade requiring basic electricity, plumbing, carpentry, painting, and HVAC.
• Strong verbal and written English communication; bilingual Spanish is a plus.
• EPA refrigerant certification required.
• Own a basic set of hand tools.
• Valid driver's license with clean record; ability to travel within metro areas.
• High school diploma or equivalent; technical certification is preferred.

Responsibilities

• Complete resident service requests within 24 hours.
• Assist in make-ready, resale prep, and unit turnovers.
• Replace filters and clean HVAC vents; maintain sprinkler systems and pools as needed.
• Perform HVAC repairs and light electrical/plumbing tasks.
• Perform light carpentry, painting, and minor repairs on appliances and fixtures.
• Supervise subcontractors and stock/control maintenance supplies.
• Assist in groundskeeping, janitorial tasks, and waste removal in common areas.
• Prepare property for inspections and respond to on-call/emergency duties.
