Job summary

Provident is seeking a VP, Hyperscale Data Center Development to lead nationwide site identification, land deals, and entitlement efforts. You will guide zoning, utility coordination, and build relationships with hyperscale end customers and capital partners.

You will collaborate with land acquisition, power, and vertical development teams to secure sites, manage budgets, and drive timely project delivery in a fast-paced market.

Qualifications

• Bachelor's degree in Real Estate, Business, Finance, or a related field preferred.
• 10+ years of horizontal real estate development experience including site identification, land acquisition and entitlements.
• Background in data centers preferred; experience with hyperscale or mission-critical development strongly preferred.
• Strong business development background with a proven ability to source, negotiate, and close complex real estate transactions.
• Experience acquiring and monetizing real estate including land sales, ground leases, and build-to-suit transactions.
• Proven track record building relationships with capital partners, brokers, utilities, and end customers.
• Willingness to learn and adapt in a fast-moving, evolving industry.

Responsibilities

• Identify and evaluate potential hyperscale data center sites nationally based on power, fiber, land, and demand.
• Structure and secure new site acquisitions with options, purchase agreements, and JV or land-banking structures.
• Build and maintain a pipeline of prospective sites and monitor market activity.
• Lead zoning and entitlement processes with jurisdictions, consultants, and counsel.
• Coordinate with utilities to confirm power availability and infrastructure commitments.
• Oversee due diligence including environmental, engineering, and feasibility reviews.
• Manage horizontal development including design, budgeting, scheduling, and construction oversight.
• Maintain relationships with general contractors, engineers, and partners to ensure on-time, on-budget delivery.
• Track project status, budgets, and reporting to executives.
• Support marketing and business development to attract customers and opportunities.
