• Conduct end-to-end site due diligence across powered land opportunities, assessing power infrastructure, buildability, environmental constraints, and permitting timelines to determine suitability for hyperscale data center development.
• Drive portfolio growth by owning capacity planning and forecasting across all regions, ensuring the pipeline stays ahead of both committed and emerging customer demand.
• Lead commercial negotiations with landowners/developers for land acquisitions and leases.
• Lead all commercial negotiations for land acquisitions and leases, structuring deals that balance speed, cost, and long-term flexibility across a rapidly scaling infrastructure portfolio.

Requirements

• 5+ years real estate experience with direct exposure to data center development, including hands-on involvement in large-scale projects from origination through close.
• Comfortable reading and understanding technical site documentation; including utility studies, geotechnical reports, environmental assessments, and title packages.
• A track record of getting complex, high-value real estate deals across the line.
