Job summary

Seabreeze Management Company Inc is seeking a seasoned General Manager to lead HOA operations across a diverse portfolio. The role requires extensive community association and property management experience, plus proven supervisory capabilities to guide a multidisciplinary team.

You will oversee office operations, budgeting, procurement, contract relations, and accounting processes, ensuring compliance with governing documents and strong vendor performance.

Qualifications

• Minimum of 5 years of community association and/or property management experience.
• 5 years of supervisory experience.
• Coordinate multiple projects and meet deadlines with time management skills.
• Strong internal/external customer relation skills and clear communication.
• Work with confidential information and exercise discretion.
• Willingness to attend Board meetings after hours as needed.

Responsibilities

• Oversee office staff, vendors, and suppliers to attain Association goals.
• Draft correspondence related to Board policies and other Association matters.
• Direct and organize all office operations.
• Direct work efforts and schedules for office staff.
• Review insurance coverage as stated in governing documents.
• Establish relationships with Association general counsel under Board guidance.
• Review and approve employee timesheets and maintain personnel files.
• Assist with creation of annual operating and reserve budgets.
• Provide Board with budget analyses and trend data.
• Maintain a vetted vendor list for key trades (carpentry, concrete, electrical, plumbing).
• Draft and review bid specifications and RFQ requirements for Board approval.
• Review financial statements and ensure proper journal entries.
• Monitor delinquent Member accounts and enforce assessment collection process.
• Ensure timely receipt of monthly unaudited financial statements.
• Plan and schedule maintenance for common areas and amenities.
• Assess property conditions and provide improvement recommendations to the Board.
• Coordinate with Maintenance Committee and vendors to resolve issues.
• Interview and train Association office staff; conduct performance appraisals.
