RangeWater Real Estate is hiring a Maintenance Technician to keep interior and exterior property areas in top condition, handle urgent resident service requests, and manage make-ready tasks for vacant units.

The role emphasizes safety, communication with residents, and adherence to policies. Training on OSHA and company procedures is provided, with opportunities to contribute to cost control and sustainable maintenance practices.

Qualifications

• Education: High School Diploma or GED.
• Experience: 1-3 years of apartment maintenance experience.
• Advanced Skills: Communication and Delivery Skills with ability to connect to people at all levels.
• Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (Entrata Yardi and/or One Site).
• Licenses and Certificates: Current Valid Driver’s License.
• Certifications: Maintenance Technicians must have EPA certifications Type I and II or Universal for refrigerant recycling as well as all certifications required by State and Local jurisdictions.
• Physical Requirements: Weighs up to 50 pounds independently and up to 150 pounds with assistance; mobility including standing, walking, reaching, climbing, and squatting.
• Travel Requirements: Routine local travel may be required to run business-related errands.

Responsibilities

• Completes assigned work orders from resident requests within 24 to 48 hours, and performs routine upkeep by diagnosing defects and making repairs.
• Performs make-ready process to prepare vacant apartments for leasing, including inspections and scheduling vendors.
• Supports cost-cutting and expense control by fixing rather than replacing parts when possible.
• Follows material access procedures and tracks inventory, returning unused items to the maintenance shop.
• Completes documentation and paperwork timely for tracking service requests.
• May inspect work by contractors to verify quality and compliance.
• Participates in safety meetings and trainings; reports accidents promptly.
• Demonstrates customer service by treating residents with respect and addressing concerns promptly.
• Assists in periodic property inspections to identify safety and maintenance needs.
