Austin Commercial is seeking a Project Manager I for its Houston, TX division. The candidate will support planning, scheduling, cost input, and coordination across phases of commercial construction projects.

The PM II will collaborate with owners, architects, and subcontractors, ensuring contractual compliance, quality standards, and timely payments while maintaining safety and site logistics. This is an ESOP-owned firm with strong growth opportunities.

Qualifications

• B.S. in construction management/science, engineering, or related field.
• Generally requires 4+ years’ work experience in the construction industry.
• OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment).
• Experience with project manager software.
• Experience with cost projection, scheduling, financial analysis, budget reviews and labor reports.

Responsabilités

• Assists the project manager II with the oversight of a construction project by planning, scheduling and coordinating all phases.
• When a project is handled through a preconstruction agreement, assists in working with owners and architects.
• Assumes overall responsibility for startup activities on the project and coordinates safety and site logistics.
• Reviews subcontractor bids for buyout, ensures bonds/insurance, and resolves contract interpretation issues.
• Ensures compliance with contract terms, inspects work, and maintains quality standards.
• Approves subcontractor work for payments and manages invoicing and retainage.
• Maintains cost accounting, prepares monthly job status reports, and tracks variances.
• Prepares monthly pay requests for owners and architects; drives timely payments.
• Develops master construction schedules with Scheduling department and updates CPM schedules.
• Reviews changes for pricing, negotiates, and obtains owner approvals in writing.
• Ensures compliance with laws, safety, and company policies; manages risk.
• Performs project closeout activities and final documentation.
• Sets safety requirements and oversees safety inspections.
