Job summary

Austin Commercial is seeking a Project Manager for its Phoenix, AZ Division to lead complex commercial construction projects from planning through closeout. You will coordinate with owners, architects, and the Estimating team, manage subcontractor bids, budgets, and scheduling, and ensure safety, quality, and regulatory compliance.

The role requires a B.S. in a related field and 6+ years of PM experience, with strong leadership and financial acumen.

Qualifications

• B.S. in construction management/science, engineering, or related field.
• 6+ years of commercial construction project management experience.
• OSHA 30-Hour Construction Industry Outreach Training (may obtain within first year).
• Proficient in project management software.
• Proficient with cost projection, scheduling, financial analysis, budget reviews and labor reports.
• Ability to build and manage high-performing teams.

Responsibilities

• Oversees a construction project by planning, scheduling and coordinating all phases.
• Works with owners and architects during plan development, providing input and budget estimates.
• Reviews subcontractor bids; ensures bonds and insurance policies before work begins.
• Ensures contract terms and specs are met; inspects work for quality against plans.
• Prepares monthly pay applications and monitors timely payments.
• Maintains cost accounting; prepares monthly job status reports and tracks variances.
• Develops master construction schedule with Scheduling; updates CPM schedule as needed.
• Distributes changes for pricing; negotiates changes with owner approvals in writing.
• Ensures compliance with laws, codes, and safety procedures; mitigates litigation risk.
• Performs project closeout activities and final documentation.
