Job summary

Layton Construction seeks a Project Manager to oversee planning, management, procurement, scheduling, and execution of commercial construction projects in Hawaii. You will lead the PMP, coordinate with the Superintendent, manage budgets, subcontracts, estimates, permits, and client communications to deliver predictable outcomes.

The role requires a Bachelor’s in a related field and 5+ years of commercial construction experience, strong contract knowledge, and excellent communication skills.

Qualifications

• Bachelor’s degree in civil engineering, construction management or related field.
• Preferably at least 5 years experience working in commercial construction.
• Understanding estimating concepts to verify bids, understand market rates, and process change orders.
• Understanding contractual language and how to protect the company while delivering quality service.
• Knowledge of building codes and design requirements, plans, blueprints, and specifications.
• Effective teamwork and ability to delegate to others to achieve goals.
• Strong verbal and written presentation and communication skills.

Responsibilities

• Champions “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
• Ensures honesty, unity, safety, and quality of work to meet “Constructing with Integrity.”
• Collaborates with Superintendent to ensure successful project delivery and client relations.
• Assists in estimating and prepares project budgets.
• Leads the project team in preparing the PMP and conducts pre-award/pre-construction meetings.
• Participates in value engineering, negotiates subcontracts, and handles permits/regulatory requirements.
• Prepares project schedules and milestones with the project Superintendent.
• Manages contract documents and project delivery feasibility.
• Oversees procurement of materials/equipment within budget and schedule.
• Monitors site performance on quantity, cost, safety, quality, and schedule; develops risk management plans.
• Negotiates change orders and manages cost/profit impact.
• Prepares monthly client pay requests and ensures collections.
• Manages payments with job cost accountant and liens; participates in monthly reviews.
• Oversees closeout procedures including as-builts and final documents.
• Interacts with Estimating for cost information.
• Manages client relationships and meetings with the client.
• Performs other related duties as assigned.
