Job summary

Greystar in Albuquerque seeks a Property Manager to run day-to-day operations of an assigned apartment community, lead the onsite team, manage budgets, revenues, and vendor relations, and ensure compliance with fair housing and company policies.

You will oversee leasing activity, inspections, maintenance coordination, and reporting, while delivering resident satisfaction and occupancy goals. A bachelor’s degree and 4–6 years in property management are preferred.

Qualifications

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum of relevant experience that demonstrates property management, sales, marketing, and customer service background to manage day-to-day operation.
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with ability to work independently, as a leader, and as part of a team.

Responsibilities

• Provides input into the development of budget(s) for the property by analyzing financial statements and evaluating marketing information.
• Meets targeted revenues by setting rent rates and ensuring timely collection and reporting of financials.
• Approves invoices from vendors and ensures insurance certificates, coding, and communications with stakeholders.
• Controls expenditures within approved budgets and maintains petty cash balance.
• Oversees lease enforcement, including applications, renewals, inspections, notices, evictions, and late fees.
• Gathers and analyzes market trends and implements short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
