Job Description
GENERAL RESPONSIBILITIES
- Assist the Maintenance Supervisor with all maintenance-related tasks.
- Supervise maintenance staff and ensure all areas of the community are maintained.
- Manage inventory levels with approval as needed.
- Assist with contractor coordination and become knowledgeable about competitive pricing of supplies.
- Implement and supervise safety training programs.
- Track, monitor, and follow up on work orders in ResMan to ensure requests are completed within 24 hours.
- Conduct apartment inspections and walkthrough checklists on all vacant units.
- Lead and mentor maintenance staff, assisting with skill development and knowledge sharing.
- Respond to emergency calls through the on-call monitoring service as per policy.
- Perform general repairs on appliances, carpets, A/C units, and electrical systems.
- Carry out carpentry, welding, painting, and plumbing duties as required.
- Move appliances with assistance using an appliance dolly.
- Install appliances and electrical fixtures as needed.
- Report maintenance issues and ensure timely and correct repairs.
- Lead or participate in ongoing community preventive maintenance programs.
- Maintain courteous and helpful demeanor with prospects, co-workers, vendors, etc.
- Work on-call, overtime, weekends, holidays, and evenings as required.
- Perform other duties as assigned by the Maintenance Supervisor.
REQUIREMENTS
- Minimum of 3 years of experience in apartment community maintenance.
- Proficient in written and oral English communication.
- Ability to direct, motivate, train, and develop subordinates.
- Knowledge of building codes and laws applicable to the community (HVAC, electrical, plumbing, pools).
- High school diploma or equivalent.
- Valid driver’s license and reliable transportation.
- Leadership skills.
- HVAC or EPA certification.
