Job summary

JLL is seeking an Assistant Facilities Manager in Culver City, CA to partner with the Facilities Manager in driving building operations across a commercial portfolio. You’ll oversee HVAC, electrical, plumbing, life safety, and automation systems while leading critical improvement projects and ensuring seamless day-to-day performance.

You will manage vendor performance, coordinate cross-functional teams, and respond to tenant service requests.

Qualifications

• 3–5 years of experience in facility management or building operations (commercial real estate preferred).
• Knowledge of MEP systems and BAS/BMS; familiarity with energy management platforms.
• Proven ability to manage multiple projects, budgets, and cross-functional teams.
• Strong technical reading of drawings, equipment specs, and building codes.
• Excellent communication, problem-solving, and customer-service orientation; proficient with MS Office.

Responsibilities

• Oversee daily property operations with Facilities Manager to meet client expectations.
• Lead facility improvement projects from concept to completion within budget and schedule.
• Perform regular property inspections and implement continuous improvement to cut costs.
• Manage vendor relationships, set expectations, and monitor SLAs.
• Respond to tenant requests and participate in after-hours on-call rotation.
• Utilize CMMS and BAS/BMS tools to track work orders and report KPIs to clients.
• Build relationships with clients and tenants; present operational updates in PM meetings.
