Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily operations and financial functions of a housing community under supervision of the Community Manager. You will drive rent collection, cash flow optimization, staff supervision, leasing, maintenance, and risk management while ensuring policy compliance and fair housing guidelines.

You will post payments, reconcile accounts, monitor delinquencies, help meet budgeted NOI, and perform month-end closings.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or equivalent combination of education and experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Post payments and income received from all applicants, current residents, and non-current residents accurately; timely and efficiently.
• Process and reconcile daily all accounts receivable.
• Monitor and follow up on bad debt; prepare late notices, contact residents and guarantors, and file evictions.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident accounts; bill back utilities where applicable; manage move-out charges and deposits.
• Perform end-of-month closing procedures and reporting; maintain organized records.
• Walk units; post move-out charges and security deposits; ensure accurate records.
• Supervise onsite staff; ensure compliance with company policies and safety guidelines.
• Implement leasing strategies; ensure leases are signed, documented, and reported accurately.
• Execute marketing strategies and systems from the annual plan; handle resident inquiries smoothly.
• Develop and implement resident retention programs and events; enhance resident satisfaction.
