Job summary

Kairoi Residential is seeking a Service Technician to maintain and repair equipment in a multifamily community in Austin, TX. You’ll handle service requests, prepare vacants, and support make-ready tasks across plumbing, electrical, HVAC, and carpentry work.

Ideal candidates have 2-3 years’ apartment repair experience, OSHA knowledge, and EPA/HVAC certs, with a customer-service mindset and willingness to be on-call for emergencies. A valid driver’s license is required.

Qualifications

• 2-3 years of apartment home repair experience including carpentry, plumbing, electrical, and mechanical repairs.
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications or willingness to obtain.
• Knowledge of OSHA safety rules and regulations.
• Customer-service oriented with proactive problem-solving.
• Willingness to be on-call for emergencies.
• Valid driver's license with clean record.

Responsibilities

• Respond to resident service requests in a timely, respectful, and professional manner.
• Diagnose and troubleshoot maintenance issues including plumbing, electrical, HVAC, appliance, and carpentry repairs.
• Perform repairs and replacements to resolve resident issues.
• Communicate with residents about progress and estimated completion times.
• Assist in make-ready process for vacant apartments to be ready for new residents.
• Maintain community appearance and common areas including pool, laundry rooms, and fitness centers.
• Perform routine property inspections for maintenance or safety concerns.
• Report issues to Service Manager promptly.
• Organize and inventory maintenance equipment and supplies.
• Keep maintenance shop and storage areas clean.
• Participate in on-call rotation for after-hours emergencies.
