Job summary

Kairoi Residential in Austin, TX seeks a Service Technician to maintain the upkeep and functionality of our multifamily community. You will respond to resident service requests, assist with make-ready apartments, and support general maintenance tasks across the property.

The role requires hands-on skill in plumbing, electrical, HVAC, and appliance repair, plus a safety-conscious approach, strong customer service, and the ability to work independently or with a team.

Qualifications

• 2-3 years of experience in apartment home repair including carpentry, plumbing, electrical, and mechanical repairs.
• Bilingual in Spanish/English is preferred.
• EPA and HVAC certifications, or willingness to obtain them.
• OSHA safety knowledge and regulations.
• Strong customer service with a resident-focused mindset.
• Flex schedule and on-call availability for emergencies.
• Ability to work independently and in a team.
• Valid driver's license with clean record in last 12 months.

Responsibilities

• Respond to resident service requests promptly, professionally, and respectfully.
• Diagnose and troubleshoot maintenance issues across plumbing, electrical, HVAC, appliances, and carpentry.
• Perform repairs and replacements to resolve issues efficiently.
• Communicate progress and estimated completion times to residents.
• Assist in make-ready of vacant apartments for new residents.
• Clean and maintain appliances, fixtures, and surfaces during make-ready.
• Maintain overall appearance of the community and common areas.
• Inspect property for maintenance or safety concerns.
• Report issues to Service Manager for resolution.
• Organize and inventory maintenance equipment, materials, and supplies.
• Keep maintenance shop and storage areas clean and orderly.
• Participate in on-call rotation for after-hours emergencies.
