Job summary

Kairoi Residential is seeking a Service Technician to maintain and repair the multifamily community, respond to resident requests, and prep vacant units for new residents. You will troubleshoot plumbing, electrical, HVAC, and appliance issues, perform basic carpentry, and support site upkeep.

Candidates should have 2–3 years of experience, EPA/HVAC certifications or willingness to obtain them, OSHA knowledge, and a valid driver’s license.

Qualifications

• Minimum 2–3 years of apartment home repair experience including carpentry, plumbing, electrical, and equipment repairs.
• Bilingual (Spanish/English) preferred.
• EPA and HVAC certifications, or willingness to obtain them.
• Knowledge of OSHA safety rules and regulations.
• Excellent customer service and resident experience focus.
• Ability to work a flex schedule and be on-call for emergencies.
• Able to work independently and as part of a team.
• Valid driver’s license with no major infractions in the last 12 months.
• Physical stamina for bending, lifting, and standing for extended periods.
• Willingness to learn new skills.

Responsibilities

• Respond to resident service requests promptly and professionally.
• Diagnose and troubleshoot maintenance issues across plumbing, electrical, HVAC, appliances, and carpentry.
• Perform repairs and replacements to resolve issues efficiently.
• Communicate progress and expected completion times to residents.
• Assist in make-ready for vacant apartments and ensure they are clean and functional.
• Maintain community appearance and common areas.
• Conduct routine property inspections and report safety concerns.
• Join on-call rotation for after-hour emergencies and respond as needed.
• Organize and inventory maintenance equipment, materials, and supplies.
• Keep maintenance shop and storage areas clean and orderly.
