Job summary

Kairoi Residential is seeking a Service Technician to maintain and repair a multifamily community in San Antonio, TX. You will respond to resident requests, prepare vacants for new residents, and support general maintenance tasks across the property.

You will diagnose and repair appliances, plumbing, electrical, and HVAC systems, while ensuring high-quality resident service and timely communication. On-call rotations and on-site work are required.

Qualifications

• Minimum 2–3 years experience in apartment maintenance.
• Bilingual Spanish/English preferred.
• EPA and HVAC certifications, or willingness to obtain them.
• OSHA safety knowledge required.
• Strong customer service mindset required.
• Ability to work flex hours and on-call.
• Valid driver’s license with clean driving record.

Responsibilities

• Respond to resident service requests promptly and professionally.
• Diagnose and repair plumbing, electrical, HVAC, appliances, and carpentry.
• Perform repairs and replacements to resolve issues efficiently.
• Communicate progress and estimated completion times to residents.
• Assist in make-ready of vacant apartments.
• Clean appliances, fixtures, surfaces, and perform touch-ups.
• Maintain appearance of grounds, common areas, amenities.
• Clean and maintain pool, laundry rooms, fitness centers, and other spaces.
• Conduct routine property inspections for safety concerns.
• Report issues to Service Manager for resolution.
• Organize and inventory maintenance equipment, materials, supplies.
• Keep maintenance shop and storage areas clean.
• Participate in on-call rotation for after-hours emergencies.
