Job summary

The role requires 5-6 years of apartment repair experience across plumbing, electrical, HVAC, carpentry, and appliances, plus EPA/HVAC certifications and OSHA knowledge. Strong leadership, budgeting, and customer service skills are essential for success in this role.

Qualifications

• 5-6 years in apartment home repair covering plumbing, electrical, HVAC, carpentry, and appliance repair.
• Experience leading maintenance teams and mentoring staff.
• EPA and HVAC certifications are required.
• Knowledge of OSHA safety rules and regulations.
• Must have a valid driver’s license with clean record.

Responsibilities

• Oversee maintenance operations to keep property at high standards of quality and functionality.
• Develop and implement preventative maintenance programs for long-term systems efficiency.
• Manage the maintenance budget, track expenses, and identify cost savings opportunities.
• Oversee organization and inventory of maintenance equipment, materials, and supplies.
• Ensure maintenance shop and storage areas are clean, organized, and well-maintained.
• Supervise, mentor, and evaluate maintenance team including assistants and senior technicians.
• Provide training and support for team members to grow skills.
• Delegate and oversee work assignments to ensure efficiency and high standards.
• Foster a positive, collaborative work environment focused on resident satisfaction.
• Oversee timely responses to resident service requests and professional issue resolution.
• Provide technical expertise to diagnose and troubleshoot complex problems.
• Regularly inspect the property to identify maintenance or safety concerns.
• Ensure compliance with safety regulations and standards.
• Manage vendor and contractor relationships, ensuring timely, cost-effective services.
• Oversee quality of work by vendors to meet community standards.
