Job summary

Evergreen Real Estate Services is seeking an Assistant Property Manager to support day-to-day operations at affordable housing communities in Chicago, IL. Responsibilities include leasing, resident relations, compliance with HUD/LIHTC, rent collection, and coordination of vendor services.

Ideal to have 1–3 years in affordable housing or leasing, with HUD/LIHTC familiarity and a state leasing license. Position requires flexibility for evenings or weekends and proficiency in OneSite and MS Office.

Qualifications

• High school diploma or GED required; background in affordable housing preferred.
• Experience with HUD/LIHTC compliance is advantageous.
• Strong communication and interpersonal skills with residents and staff.

Responsibilities

• Step into site leadership duties when the Property Manager is unavailable.
• Support onboarding, orientation, and training for site staff.
• Foster a positive, efficient team environment through guidance and collaboration.
• Provide ongoing cross-training to ensure leadership readiness and flexibility.
• Deliver responsive service to residents for inquiries, complaints, and maintenance.
• Coordinate resident services, events, and orientations for new residents.
• Maintain relationships with Resident Council and Social Services staff when applicable.
• Ensure compliance with HUD, LIHTC, Fair Housing and other housing regulations.
• Assist with certification, recertification, and interim processes.
• Show units and market the property to prospective residents; manage waiting lists.
• Collect rent, issue notices, and handle accounts payable as directed.
• Enter maintenance requests in OneSite and follow up on work orders.
