Job Summary
The Senior Property Manager is responsible for overseeing the full spectrum of property and facilities management operations across a property portfolio (residential, commercial, industrial, or mixed-use). The role ensures smooth building operations, tenant satisfaction, financial performance, and continuous asset enhancement. This position leads a team of property professionals and works closely with stakeholders, service vendors, and management to uphold operational excellence and regulatory compliance.
General Summary of Responsibilities
- Heads a Property Management Sub Team.
- Manages daily operations, maintenance, and performance of a property portfolio (residential, commercial, industrial), ensuring smooth functioning.
- Oversees market vacancies, tenant selection, lease negotiations, renewals, and resolves complex tenant issues.
- Sources business for the company/division generally by client contact, networking as well as general promotion of company's services.
- Undertakes training and development of the people within the team and promotes an ongoing career path for them within the company.
- Provides leadership, managerial direction and personal encouragement to all employees within the team, including guidance on all property management procedures.
- Liaises with existing building owners on property management performance, including the use of tenant and client surveys.
- Prepares agendas, minutes recording and convenes and attends all council meetings and annual general meetings.
- Develops budgets, forecasts, monitors expenses and reports financial performance to stakeholders/owners.
- Plans and executes capital improvements, renovations, and maintenance to boost asset value.
- Ensures adherence to regulations, industry standards, and establishes safety/emergency procedures.
- Implements strategic plans for property growth, efficiency, and sustainability initiatives.
Requirements
- Degree/Diploma in Building/Real Estate Management or other related discipline with minimum 6 years of property management experience; inclusive of at least 3 years in a managerial role.
- Experience in MCST work and knowledge of BMSMA is a must.
- Matured and independent with the ability to lead a team.
- Strong negotiation, communication and leadership skills.
- Diligent, well organised and committed to excellence.
