Job summary

Roles & Responsibilities

Job Scope

Pre-Construction Phase
  • Develop and maintain preliminary design, permits, and construction schedules including milestones and long lead items.
  • Prepare concept, schematic design, design development, and construction document estimates.
  • Ensure project program meets Owner’s requirements and is reflected in design.
  • Conduct quantity surveys, logistics planning, and project delivery methods.
  • Perform constructability reviews and value engineering.
  • Manage building permit submissions and regulatory agency tracking.
  • Organize and lead design and coordination meetings, prepare agendas and meeting minutes.
  • Analyze local market conditions for labor, materials, and equipment.
  • Produce cost control reports.
Bidding Phase
  • Qualify bidders and manage bid lists.
  • Develop and maintain contract strategies and keep contractor interest.
  • Coordinate pre-bid meetings and distribute bidding documents including RFQs and addenda.
  • Manage owner-furnished logs and track addenda distribution.
  • Oversee bid opening, analysis, and comparison against estimates.
  • Conduct post-bid meetings and recommend bid awards.
  • Maintain vendor setup and background check logs.
  • Track contracts and manage substitute requests.
  • Assist with contract preparation.
  • Provide cost control reporting.

Construction Administration Phase

  • Lead pre-construction, partnering, procurement, owner/contractor, and contractor kickoff meetings.
  • Manage contractor material estimates and coordination with procurement.
  • Maintain logs for RFIs, submittals, change orders, claims, and document control.
  • Track contractor schedules, procurement schedules, and maintain as-built construction schedules.
  • Maintain field diaries and produce daily/weekly reports.
  • Photo-document unforeseen conditions and contract discrepancies.
  • Oversee quality assurance, contract compliance, and regulatory inspections.
  • Review and recommend pay applications and manage cost control reports.
  • Coordinate testing requirements and material testing schedules.
  • Manage punch list and defects.
  • Review contractor safety plans and risk assessments.
  • Document existing conditions prior to construction.
Project Closeout Phase
  • Ensure completion and handover of as-built documents.
  • Complete sustainability, LEED/Green Mark, and regulatory approvals.
  • Manage punch list completion and building permit closures.
  • Conduct owner training and handover of O&M manuals.
  • Ensure all testing, commissioning, tools, keys, spare parts, and statutory approvals are documented and handed over.
  • Issue Certificate of Substantial Completion.
  • Submit warranties and reconcile final costs with main contractors.
  • Generate a postmortem report for executive management.
Job Requirements

Education & Certification

  • Bachelor’s Degree preferred in Project Management, Engineering, Construction, Architectural, Hospitality, or related field.
  • Candidates without degree but with relevant experience are encouraged to apply.

Experience & Skills

  • Minimum 5 years in similar project management roles.
  • Strong skills in budget management, scheduling, and resource allocation.
  • Leadership qualities with integrity, passion, knowledge, and drive for improvement.
  • Excellent communication, negotiation, and problem-solving skills.

  • Able to manage multiple projects concurrently with minimal supervision.
