Assistant M&E Manager (Commercial)
ABOUT THE ROLE
You are required to be responsible for planning and implementing preventive maintenance programs for M&E systems and equipment for the respective commercial building.
WHAT YOU WILL DO
- Hold regular management meetings with clients to report on the activities and management of the Property, as well as to present recommendations relating to their management.
- Manage all financial matters, including monitoring of the income and expenditure of the Property to ensure that these are in line with the annual budget.
- Prepare annual Income and Expenditure Budgets and Capital Improvement Budget for approval within the time specified by the client.
- Liaise with government authorities, architects, engineers, and other divisions on matters relating to management and maintenance of the Property.
- Constantly review contract specifications for maintenance of M&E systems and equipment and make recommendations for upgrading standards.
- Plan and implement preventive maintenance programs for M&E systems and equipment.
- Evaluate, review, recommend, and manage maintenance contractors for the Property; regular inspections of the Property to ensure effective operation and identify areas of concern.
- Identify problem areas in operational processes and recommend improvement plans to maximize efficiency.
- Manage inventory and take charge of the technical store.
- Attend to emergency situations.
- Regularly check the Property to ensure prompt removal of fire hazards, proper functioning of fire escapes, and obstruction-free access.
- Oversee and ensure that complaints from occupiers are attended to and resolved within agreed timelines.
- Create and maintain good rapport with tenants and attend to their complaints and concerns.
- Oversee the preparation of estimates for repair works, works specifications, invitations for quotations, recommendations for award, and supervision of completed works.
- Review and approve tenant’s fit-out designs and programs to ensure no damage to the Property’s fixtures and fittings and systems.
WHAT YOU WILL NEED
- Diploma or degree in building, facilities management, or a relevant discipline with a minimum of 5-8 years of experience in a similar capacity.
- Strong leadership qualities and the ability to work with clients and tenants.
- Good analytical skills to assess situations and determine the best course of action.
- Dynamic, self-motivated individual with excellent interpersonal and communication skills.
- Ability to work independently and be resourceful.
- Knowledge of sustainability and green marks, and/or experience in green mark renewal for commercial buildings, would be an advantage.
