Job summary

Promaynov Advisory Services Pvt. Ltd in Riyadh seeks an Senior Property Manager to lead the launch of an affordable housing portfolio.

You will set up maintenance offices, establish service standards, and manage the resident experience across all buildings. You will oversee CAFM/CMMS implementation, vendor contracts, safety compliance, and budgeting, while developing Saudization initiatives and mentoring a local team.

Qualifications

• Bachelor's degree in Property/Facilities Management or related field; master's an advantage.
• 12+ years in property or facilities management with 5+ years in leadership.
• Experience managing large residential or mixed-use portfolios; affordable housing preferred.
• Experience setting up or scaling CAFM systems.
• Certifications: RICS, IFMA, BIFM/IWFM, PMP, NEBOSH or IOSH.
• Strong knowledge of Saudi real estate regulations.

Responsibilities

• Maintenance office setup and operations: establish offices, helpdesk, staffing, SLAs and escalation.
• Best-in-class facilities delivery: ensure water, landscaping, HVAC, lifts, cleaning, waste and security quality.
• Vendor and contract management: tender, negotiate, manage contractors, SLAs and penalties.
• Resident experience and community: foster responsive service, onboarding, lease admin, community engagement.
• Compliance, health and safety: ensure codes, regulations and safety audits.
• People and financial management: lead teams, manage OPEX/CAPEX budgets and cost controls.
