Job summary

ADAAR | أدار is seeking a Property Operations Manager to oversee a portfolio of commercial properties in Saudi Arabia. You will manage end-to-end operations, tenant relations, inspections, FM and service-provider performance, budgets and reporting, and coordinate renewals and collections with Contracts & Collection Officer and Finance.

You will escalate material tenant, financial, operational and key client matters to the Head of Property Management.

Qualifications

• Bachelor's degree in a related field is required.
• Property Management / Facility Management certification is preferred.
• Relevant Saudi real estate professional licensing/certification is preferred where applicable.

Responsibilities

• Manage day-to-day operations of assigned commercial properties and maintain property condition, service quality and owner requirements.
• Manage tenant relationships, move-in/move-out coordination, inspections, issue resolution and closure of operational complaints.
• Manage FM, maintenance and specialist service providers; monitor SLA/KPI performance, meetings, corrective actions, renewals and service delivery.
• Manage suppliers and operational vendors within delegated authority, including scope follow-up, performance review and invoice/service verification before financial processing.
• Prepare and monitor property operating budgets, OPEX forecasts and variances; identify cost-control and efficiency opportunities.
• Follow up CAPEX and operational projects within delegated authority, including scope, procurement coordination, progress, risks, cost and handover.

• Maintain licenses, compliance records, action logs, inspections and operational documentation for the assigned assets.
• Prepare monthly property performance reports covering operations, tenants, FM/service providers, suppliers, projects, risks, collections and required management decisions.
• Escalate material risks, high-impact tenant matters, significant service failures, major expenditure and OKAG key-client matters to the Head of Property Management.

Education

Bachelor's degree in business administration, Real Estate, Facility Management, Engineering or a related field.
