Job summary

Dar Al Riyadh Group is seeking a senior Planning & Scheduling professional to manage the renovation of a luxury high-rise hotel. You will oversee baseline development, monitor critical paths, and produce dashboards for executive reporting.

You will review contractor plans, perform time-delay analyses, and coordinate with PM, QS, engineers, client, and contractor. Saudi Arabia-based assignment with extensive brownfield experience required.

Qualifications

  • Bachelor's degree in Civil Engineering, Architectural Engineering, Construction Management, or a related discipline.
  • Minimum 15 years of experience in construction planning, scheduling, and project controls.
  • Proven experience managing programmes for high-rise buildings, five-star hotels, luxury hospitality developments, or major renovation projects.
  • Strong experience in phased brownfield renovation, testing and commissioning, and sectional handovers.
  • Expert proficiency in Primavera P6 and advanced Microsoft Excel.
  • Proficiency in Microsoft Project and project reporting or dashboard tools.
  • Strong knowledge of baseline development, critical-path analysis, resource loading, progress measurement, and schedule forecasting.
  • Experience preparing S-curves, manpower histograms, progress dashboards, and look-ahead programmes.
  • Practical knowledge of Earned Value Analysis and project performance measurement.
  • Experience evaluating Extension of Time claims and conducting Time Impact Analysis.

  • Prepare weekly and monthly progress reports, S-curves, manpower histograms, milestone trackers, dashboards.
  • Develop two-week, four-week, and three-month look-ahead schedules.
  • Perform Earned Value Analysis and report schedule and cost performance.

  • Manage planning and scheduling activities for the renovation of a high-rise, five-star hotel.
  • Review the contractor’s detailed baseline programme and recommend approval or required revisions.
  • Verify schedule logic, activity sequencing, durations, calendars, constraints, resource loading, and cost loading.
  • Ensure the baseline programme covers design, procurement, construction, testing, commissioning, phased handovers, and project closeout.
  • Monitor critical and near-critical paths and identify potential schedule delays.
  • Track daily, weekly, and monthly progress against the approved baseline programme.
  • Verify that reported progress percentages reflect the actual work completed and inspected on site.
  • Prepare weekly and monthly progress reports, S-curves, manpower histograms, milestone trackers, and executive dashboards.
  • Develop two-week, four-week, and three-month look-ahead schedules.
  • Perform Earned Value Analysis and report schedule and cost performance indicators.
  • Analyse progress variances and recommend mitigation, acceleration, or recovery measures.
  • Review and monitor the contractor’s recovery and revised programmes.
  • Assess the schedule impact of design changes, late approvals, procurement delays, access restrictions, and phased handovers.
  • Review Extension of Time claims using appropriate forensic delay-analysis methods, including Time Impact Analysis.
  • Maintain records of schedule updates, delays, instructions, progress evidence, and mitigation actions.
  • Coordinate planning information with the Project Manager, Quantity Surveyor, discipline engineers, client, and contractor.
  • Monitor procurement schedules for long-lead materials, equipment, specialist systems, and imported hotel finishes.
  • Consider Madinah Central Area delivery restrictions, site access, working-hour limitations, and logistical constraints in project planning.
  • Forecast completion dates and promptly report schedule risks and required management decisions.
  • Bachelor’s degree in Civil Engineering, Architectural Engineering, Construction Management, or a related discipline.
  • Valid Saudi Council of Engineers registration is mandatory.
  • Minimum 15 years of experience in construction planning, scheduling, and project controls.

  • Experience in Madinah Central Area or similarly congested and access-restricted locations is preferred.
  • PMI-SP, AACE Planning and Scheduling Professional, or an equivalent certification is preferred.
  • Fluency in written and spoken English is mandatory; Arabic is preferred.
