Key Responsibilities
- Manage the daily progression of hospitality assets across planning, design, procurement, and construction stages.
- Coordinate multidisciplinary project teams to maintain alignment with approved delivery objectives.
- Monitor programme, cost, quality, scope, risk, and key project dependencies.
- Use project controls information to identify emerging issues before they affect major milestones.
- Challenge incomplete or inconsistent project data and drive corrective actions where performance is falling behind expectations.
- Maintain clear visibility of critical activities, decisions, approvals, and outstanding actions.
- Develop detailed project management plans that define delivery priorities, responsibilities, timelines, and interfaces.
- Maintain project programmes, coordination trackers, action logs, and milestone schedules.
- Ensure planning information accurately reflects current project status and upcoming delivery requirements.
- Support recovery planning when design, procurement, or construction activities experience delays.
- Prepare structured project reports and management submissions for senior stakeholders.
- Translate complex project data into concise findings, risks, recommendations, and decision requirements.

- Identify conflicts between operator requirements, design intent, budget, and programme.
- Facilitate resolution of hospitality-specific issues before they affect downstream construction.
- Support readiness planning as projects progress toward completion and operational handover.
- Review schedule information and assess whether planned activities remain achievable.
- Monitor cost performance and identify issues requiring commercial intervention.
- Track project risks and ensure mitigation actions are assigned and followed through.
- Monitor scope development and identify potential changes before they create uncontrolled cost or schedule impacts.
- Review quality issues that could affect acceptance, programme, or operational readiness.
- Coordinate with Commercial and Project Controls teams when corrective action is required.
- Use Primavera P6, Aconex, and related reporting tools to maintain reliable project information.
- Support integrated reporting across programme, cost, risk, change, and quality.
- Prioritize activities according to critical milestones and project dependencies.
- Manage simultaneous design, procurement, construction, and stakeholder workstreams.
- Anticipate areas where incomplete decisions could create future delivery constraints.
- Follow up directly with responsible parties to prevent outstanding actions from remaining unresolved.
- Adapt project priorities when business requirements or delivery conditions change.
- Maintain effective decision-making despite ambiguity and shifting project circumstances.
- Support senior management with practical solutions to complex delivery challenges.
Ideal Profile
- Bachelor 's degree in Civil Engineering, Construction Management, Quantity Surveying, or a related discipline.
- Master 's degree is preferred.
- Minimum 10 years of project management or construction management experience.
- At least 5-7 years of client-side or developer-side project delivery experience.
- Demonstrated involvement in major real estate, hospitality, or infrastructure developments.
- Strong understanding of the complete project lifecycle from initial planning through construction.
- Experience delivering hospitality assets and coordinating with hotel Operators is highly desirable.
- Proven ability to manage consultants, contractors, suppliers, and delivery partners.
- Strong knowledge of project controls covering programme, cost, scope, quality, change, and risk.
- Ability to identify project problems early and drive practical resolution.
- Strong analytical capability for interpreting project performance information.
- Experience managing multiple workstreams within fast-moving development environments.
- Comfortable operating where priorities, information, and project conditions may change quickly.
- Clear written and verbal communication skills for working with senior stakeholders.
- Experience within Saudi Arabia, the GCC, or comparable large-scale development environments is preferred.
- PMP, MRICS, MCIOB, CEng, RIBA, or equivalent professional status is advantageous.
