Role Context The Senior Project Manager will take ownership of major hotel assets from development planning through construction completion, commissioning, handover, and operational readiness. Working within an integrated Delivery Partner environment, the position connects hospitality design requirements with construction execution, commercial obligations, operator standards, and wider district interfaces. Strong leadership at this level will be critical to protecting investment value, maintaining delivery momentum, and creating hotel assets capable of meeting international guest experience and operational benchmarks.

Key Responsibilities
  • Establish the delivery strategy for hotel developments and translate program objectives into executable project plans, milestones, responsibilities, and controls.
  • Lead integrated activities spanning architectural and interior design, engineering, procurement, construction, specialist systems, testing, commissioning, and handover.
  • Embed health, safety, and wellbeing requirements throughout project execution and reinforce Stop Work authority whenever unsafe conditions arise.
  • Coordinate with HSE teams, conduct project safety reviews, and ensure corrective and preventive measures are implemented effectively.
  • Set performance expectations for project personnel, establish accountability, mentor team members, and build a collaborative delivery culture.
  • Own the project execution plan and maintain alignment between hotel delivery activities and wider district and city development programs.
  • Manage project resources, Delivery Partner inputs, contractors, consultants, schedules, financial controls, and critical delivery priorities.
  • Monitor budgets, cash flow, cost forecasts, commitments, and emerging financial risks in coordination with Commercial and Procurement teams.
  • Maintain oversight of project quality and verify that completed works meet approved specifications, hospitality benchmarks, operator requirements, and Client standards.
  • Integrate schedule, cost, risk, safety, quality, design, procurement, and construction information to maintain a reliable view of overall project performance.
  • Identify risks and opportunities associated with construction sequencing, hotel operator requirements, commissioning, handover, and pre-opening activities.
  • Produce executive reports, dashboards, progress summaries, forecasts, issue registers, and mitigation plans for senior leadership.
  • Lead multidisciplinary design reviews covering architecture, interiors, MEP, specialist systems, operational requirements, accessibility, sustainability, and fire and life safety.
  • Resolve discrepancies between approved designs, contracts, technical requirements, operator standards, and construction deliverables.
  • Coordinate with international hotel brands and operators to incorporate technical services requirements, brand standards, operational criteria, and pre-opening needs.
  • Support procurement strategies for hotel-specific packages including furniture, fixtures and equipment, operating supplies and equipment, and specialist systems.
  • Participate in tender evaluations, proposal reviews, consultant and contractor assessments, commercial discussions, and contract or claims negotiations.
  • Manage interfaces between hotel developments and surrounding infrastructure, attractions, public realm, utilities, transportation, and adjacent assets.
  • Coordinate Development, Operations, City Teams, HSE, Commercial, Procurement, consultants, contractors, operators, and Delivery Partner stakeholders.
  • Lead project meetings, design workshops, value engineering reviews, problem-resolution sessions, site walks, construction inspections, and documentation checks.
  • Review consultant, contractor, supplier, and hotel operator proposals for technical suitability, commercial alignment, risk, and delivery impact.
  • Capture lessons learned and introduce improvements into project procedures, governance systems, and future hospitality delivery practices.
  • Support junior project professionals through coaching, knowledge transfer, structured training, and practical exposure to complex hotel development activities.
  • Represent project delivery interests during stakeholder engagements and other project-related activities required by the Client.
Ideal Profile

The position requires a Bachelor 's Degree in Engineering, Project Management, Construction Management, Architecture, or a related discipline, supported by approximately 15 years of relevant project delivery experience. A Master 's Degree in a related field is preferred, while extensive relevant experience combined with a Higher National Diploma may also be considered. Candidates should have a substantial record of leading complex hotel and hospitality developments from initiation through completion, including responsibility for design, procurement, construction, commissioning, and handover. Experience managing multiple hotel or mixed-use assets simultaneously within mega-projects or large-scale construction programs is particularly relevant. Exposure to international hotel brands and operators, including brand design standards, technical services, specialist requirements, and pre-opening processes, is preferred. Strong understanding of construction regulations, building codes, accessibility, sustainability, fire and life safety, and hospitality quality standards is essential. The role requires confident executive communication, commercial awareness, multidisciplinary leadership, sound decision-making, and the ability to maintain delivery performance in a fast-moving environment involving numerous internal and external stakeholders. PMP, PRINCE2, Agile, or an equivalent project management certification is preferred. Additional credentials in construction management, hospitality development, or contract management would be advantageous.
