Role Context
The Senior Project Manager will lead complex property-related work packages from concept through final occupancy, coordinating architecture, civil, structural, MEP, infrastructure, specialist systems, commercial, procurement, and operations interfaces. The role will provide the governance, decision-making structure, and delivery discipline needed to keep multiple concurrent packages aligned with project objectives. Strong leadership across consultants, contractors, authorities, and internal stakeholders will be essential to managing design maturity, commercial change, construction risk, and final asset readiness.
Key Responsibilities
- Lead planning, execution, monitoring, control, and closeout of assigned property development packages.
- Develop integrated project plans covering scope, Work Breakdown Structure, milestones, schedules, resources, dependencies, and delivery priorities.
- Maintain clear accountability for schedule, cost, quality, safety, and technical performance.
- Establish project governance arrangements, reporting cycles, escalation routes, and decision-making processes.
- Coordinate architecture, structural, civil, MEP, infrastructure, public realm, and specialist systems workstreams.
- Lead multidisciplinary coordination meetings and drive closure of technical and interface issues.
- Manage interfaces between individual property assets, utilities, external infrastructure, access, and surrounding public realm.
- Coordinate design consultants to ensure design completeness, constructability, compliance, and alignment with project requirements.
- Review design progress and highlight missing information, unresolved interfaces, or late deliverables that could affect procurement or construction.
- Lead value engineering exercises while protecting operational performance, quality, maintainability, and design intent.
- Manage technical submissions and formal design review processes.
- Control design modifications and variations through approved change management procedures.
- Ensure design deliverables are issued in accordance with agreed schedules and procurement requirements.
- Support preparation of consultant, contractor, supplier, and specialist procurement strategies.
- Coordinate with Commercial and Contracts teams during tendering, technical evaluation, negotiation, and contract award.
- Monitor contractual performance and support administration of variations, claims, and commercial obligations.
- Oversee construction activities across multiple simultaneous packages.
- Review site progress, productivity, sequencing, access, logistics, and contractor performance.
- Work with contractors and Planning teams to recover delays and address emerging delivery constraints.
- Ensure construction activities meet project safety, environmental, technical, and quality requirements.
- Act as a primary coordination point for internal and external stakeholders across assigned packages.
- Liaise with Development, Design, Operations, Commercial, Finance, Legal, and other internal departments.
- Coordinate with external authorities, utility providers, consultants, contractors, and specialist stakeholders.
- Prepare clear progress reports, dashboards, presentations, and decision papers for senior management.
- Maintain project risk registers and ensure major risks have assigned mitigation actions and accountable owners.
- Identify technical, commercial, schedule, interface, and delivery risks before they materially affect project outcomes.
- Monitor implementation of quality assurance and quality control requirements across design and construction.
- Ensure compliance with local regulations, project standards, contractual requirements, and relevant international practices.
- Lead resolution of significant project issues and elevate matters requiring executive intervention.
- Manage competing priorities across several packages while maintaining alignment with overall program milestones.
- Coordinate testing, commissioning, snagging, rectification, and handover planning for completed assets.
- Monitor completion of punch lists and readiness for operational acceptance.
- Ensure as-built drawings, O and M manuals, certificates, warranties, and final project records are complete.
- Coordinate training and knowledge transfer for operations and maintenance personnel.
- Support operational readiness, initial occupancy, and transition of completed property assets to end users and operators.
- Verify completed assets satisfy functional, technical, commercial, and operational requirements.
- Capture project lessons learned and feed improvements into future delivery packages.
- Provide leadership and guidance to project managers, engineers, coordinators, and other delivery team members.
Ideal Profile
- Bachelor 's degree in Civil Engineering, Construction Management, Architecture, or a related discipline.
- Master 's degree is advantageous.
- Minimum 15 years of progressive project management experience within property-related developments.
- Strong background delivering mixed-use, hospitality, retail, commercial, entertainment, sports, or comparable complex building projects.
- Proven record of managing large, multidisciplinary projects from concept and design through construction, commissioning, and final handover.
- Experience on major regional, international, or giga-project developments is highly desirable.
- Strong understanding of the full property development lifecycle.
- Practical knowledge of construction methods, building services, design coordination, procurement, and contract administration.
- Demonstrated ability to manage multidisciplinary consultants, contractors, specialist suppliers, and internal stakeholders.
- Strong commercial awareness with familiarity in variations, claims, contract obligations, and cost control.
- Experience managing concurrent packages in a fast-moving project environment.
- PMP, Prince2, or equivalent professional project management certification is preferred.
- Strong planning, scheduling, budgeting, reporting, and governance capability.
- Confident stakeholder management and negotiation skills.
- Ability to communicate complex project information clearly to senior management.
- Strong analytical and problem-solving capability when handling technical and delivery challenges.
- Highly organized approach to priorities, decisions, dependencies, and project records.
- Ability to maintain delivery focus when project requirements evolve rapidly.
