Lumya Living in Porto is seeking an Accommodation Manager to run day-to-day site operations and lead the on-site team. You will be the central contact for residents and external partners, ensuring service excellence and strict compliance.

The role supports pre-opening mobilisation for winter 2026 with an opening planned for spring/summer 2027, offering a hands-on, customer-focused leadership path in a growing international portfolio.

Qualificações

  • Completed vocational training or degree in hospitality, tourism, real estate, property management or related field.
  • Experience leading or supervising a team and supporting others.
  • Strong organisational skills in a dynamic environment.
  • Commercial awareness—occupancy, budgets and cost control.
  • Fluent in Portuguese and English for role and local requirements.
  • Proficient with MS Office/Excel; familiarity with property management systems is a plus.

Responsabilidades

  • Take overall responsibility for day-to-day site operations and ensure priorities are delivered to a high standard.
  • Oversee the resident journey from enquiry to checkout, maintaining strong engagement and community management.
  • Drive occupancy through proactive enquiry handling, bookings, and availability management.
  • Ensure health, safety and maintenance compliance with timely checks and records.
  • Lead and develop the on-site team and manage shift coverage.
  • Coordinate external service providers, contractors and partners to meet service standards.
  • Manage the site budget, monitor expenses and review invoices.
  • Oversee day-to-day administration and operational processes for the residence.
  • Monitor key performance indicators: occupancy, resident experience, costs, and compliance.
  • Identify opportunities to improve processes, service levels and site performance.
  • Collaborate with central teams (Operations, Sales & Marketing, Finance, Facilities, Health & Safety, IT).
  • Maintain hands-on involvement in operational tasks to ensure service continuity.

For our student residence in Porto, we are looking for an Accommodation Manager to take ownership of the day-to-day operation and performance of the site. The new Accommodation Manager would support our pre-opening mobilisation of the site in the winter of 2026 with an expected opening of spring/summer 2027.

In this key role, you will lead the on-site team and act as the central point of contact for our residents, internal departments, service providers and external partners. You will ensure that the residence operates smoothly, maintains high service and compliance standards, and delivers an excellent resident experience.

Your Responsibilities
  • Take overall responsibility for the smooth day-to-day running of the site, ensuring operational priorities are planned and delivered to a high standard.
  • Oversee the full resident journey, including enquiries, arrivals, the living experience, complaints, rebookings and check-outs, while ensuring strong resident engagement and community management.
  • Drive occupancy performance through proactive management of enquiries, bookings, rebookings and availability.
  • Ensure compliance with health, safety and maintenance requirements, including the timely completion of checks, records, inspections and follow-up actions.
  • Lead, support and develop the on-site team and manage shift scheduling to ensure appropriate site coverage.
  • Coordinate external service providers, contractors, suppliers and other partners, ensuring agreed service standards are met.
  • Manage the site budget, monitor operational expenses and review invoices.
  • Oversee administrative and operational processes relating to the day-to-day management of the residence.
  • Monitor and report on key site performance indicators, including occupancy, resident experience, operational issues, costs and compliance.
  • Identify opportunities to improve operational processes, service standards and overall site performance.
  • Work closely with central support functions, including Operations, Sales & Marketing, Finance, Facilities Management, Health & Safety, People and IT.
  • Take a hands-on approach and step into operational tasks where required to maintain service continuity, resident experience, compliance and site performance.
Your Profile
  • You have completed vocational training or a degree, ideally in hospitality, tourism, real estate, property management or a related field.
  • You have relevant operational experience in student accommodation, residential property, hospitality or a comparable service-oriented environment.
  • You have previous experience leading or supervising a team and enjoy supporting and developing others.
  • You have strong organisational skills and are comfortable prioritising multiple operational topics in a dynamic environment.
  • You demonstrate commercial awareness and understand the importance of occupancy, budgets and cost control.
  • You are confident in dealing with residents, contractors, suppliers and internal stakeholders, including challenging or escalated situations.
  • You take a hands-on, service-oriented and solution-focused approach to your work.
  • You work independently, take ownership and follow through on agreed actions.
  • Portuguese and English language capability for the role and local operational requirements.
  • You are confident using MS Office, particularly Excel and Word; experience with property or accommodation management systems is an advantage.
  • You have a professional, approachable and confident manner.

In addition, we would particularly welcome candidates who bring:

  • Experience taking ownership of site performance across multiple operational cycles.
  • Strong commercial judgement across occupancy, cost control, budget management and resident outcomes.
  • Experience coaching and developing an operational team.
  • Confidence in managing complex resident, supplier, operational or compliance escalations.
  • A track record of improving site performance, reducing recurring issues or strengthening service standards.
  • Experience contributing to wider operational projects, process improvements or cross-site initiatives.
  • An understanding of how site-level decisions impact occupancy, costs, compliance, resident satisfaction, reputation and overall asset performance.
