Optimus Executive Search Solutions Inc. is seeking a Property Management & Leasing Manager to oversee leasing and day-to-day management of residential and commercial properties in Makati. The role emphasizes leadership in leasing operations and tenant relations.

Qualifications

• Bachelor's degree in real estate, business administration, property management, or related field.
• Minimum 5 years in property management, leasing, or real estate operations.
• Strong residential and commercial leasing experience and tenant relations.

Responsibilities

• Develop and execute leasing strategies to achieve occupancy and rental income targets.
• Manage end-to-end leasing process: inquiries, viewings, screenings, negotiations, renewals, move-ins/outs.
• Identify and acquire new tenants through direct sourcing, brokers, referrals and other channels.
• Build and maintain relationships with tenants to support retention and reduce vacancies.
• Lead leasing of commercial spaces: identify tenants, negotiate terms and rates.
• Ensure tenants meet property requirements and comply with lease terms.
• Oversee day-to-day property operations and overall condition.
• Coordinate with contractors, maintenance, security, and service providers.
• Conduct regular property inspections and address tenant concerns promptly.
• Monitor occupancy, vacancies, pipeline, and rental performance; report to leadership.
• Collaborate with Finance, Legal, and other teams on leasing and PM needs.
• Supervise and direct leasing and property management staff.

Our client is a well-established property management and real estate company looking for a Property Management & Leasing Manager to oversee the leasing and day-to-day management of its residential and commercial properties.

Location: Makati City
Work Setup: Onsite

Key Responsibilities

• Develop and execute leasing strategies to achieve occupancy and rental income targets for residential and commercial properties.
• Manage the end-to-end leasing process, including inquiries, property viewings, tenant screening, lease negotiations, renewals, and move-ins/move-outs.
• Identify and acquire new tenants through direct sourcing, brokers, agents, referrals, and other leasing channels.
• Build and maintain strong relationships with existing and prospective tenants to support retention and minimize vacancies.
• Lead the leasing of commercial spaces, including identifying suitable tenants, negotiating lease terms, rental rates, and other commercial conditions.
• Ensure commercial tenants meet property requirements and comply with agreed lease terms.
• Oversee the day-to-day operations and overall condition of assigned properties.
• Ensure properties are properly maintained, safe, clean, and operating efficiently.
• Coordinate with contractors, maintenance, engineering, security, housekeeping, and other service providers to address property requirements.
• Conduct regular property inspections and ensure tenant concerns, maintenance issues, and operational concerns are resolved promptly.
• Monitor occupancy, vacancies, leasing pipeline, rental performance, and other key property metrics.
• Work closely with Finance, Legal, and other internal teams on leasing and property management requirements.
• Supervise and provide direction to leasing and property management staff.

Requirements

• Bachelor's degree in Real Estate, Business Administration, Property Management, or a related field.
• At least 5 years of relevant experience in property management, leasing, or real estate operations.
• Strong experience in residential and commercial leasing.
• Proven experience in tenant acquisition, lease negotiation, and tenant relationship management.
• Good understanding of property operations, maintenance, and facilities management.
• Strong negotiation, communication, and stakeholder management skills.
• Leadership experience in managing leasing or property management teams.
• Highly organized, proactive, and commercially driven.
