Qualifications

• 10+ years of experience in commercial property leasing, ideally with 5+ years in a leadership or management capacity.
• Proven track record of successfully managing leasing portfolios and achieving or exceeding revenue targets.
• Strong knowledge of the commercial real estate market, leasing practices and property management in the Philippines, particularly Metro Manila.
• Excellent negotiation skills with demonstrated ability to secure favourable lease terms and manage complex commercial transactions.
• Strong financial acumen with experience in budgeting, forecasting, financial analysis and P&L management.
• Exceptional leadership and people management capabilities with the ability to motivate and develop high-performing teams.
• Outstanding communication and interpersonal skills with the ability to build and maintain relationships at all levels.
• Professional qualification or certification in real estate (such as PREB accreditation or similar) is highly desirable.
• Proficiency in property management systems and Microsoft Office applications.
• Knowledge of commercial leasing laws and regulations in the Philippines.

Responsibilities

• Lead, manage and develop the leasing division team, providing strategic direction, performance management and professional development opportunities
• Develop and implement comprehensive leasing strategies to maximise occupancy rates and rental income across the commercial property portfolio
• Identify and cultivate relationships with prospective tenants, landlords and key stakeholders in the commercial real estate market
• Oversee the negotiation, drafting and execution of lease agreements and related commercial contracts
• Monitor market trends and competitive leasing rates to ensure pricing strategies remain competitive and aligned with market conditions
• Manage the performance of leasing agents and support staff, ensuring targets are met and service standards are maintained

About the role

We are seeking an experienced and strategic Leasing Division Head (Commercial/Property) to join our team in Makati City, Metro Manila. This is a full-time position that offers the opportunity to lead and manage our commercial leasing operations with significant responsibility for revenue generation, client relationships and team performance.

As Leasing Division Head, you will play a pivotal role in driving the success of our leasing division, overseeing market strategy, portfolio management and the development of our commercial leasing business in the region.
