About the role

We're seeking a Leasing Manager for Greenbelt, Makati to join our commercial property management team.

In this role, you will be responsible for overseeing all leasing operations, tenant relations, and revenue optimisation for our Greenbelt property portfolio. This position is strategically important to our business, as you will drive occupancy rates, manage tenant satisfaction, and contribute directly to the financial performance of our premium commercial properties.

Key responsibilities

• Source, negotiate and close lease agreements with commercial tenants, ensuring competitive market rates and optimal occupancy levels
• Manage the full leasing lifecycle, from prospect qualification through lease execution and tenant onboarding
• Develop and implement leasing strategies to maximise rental income and maintain high occupancy rates across the portfolio
• Build and maintain strong relationships with existing tenants, addressing their concerns and ensuring satisfaction to support lease renewals
• Market available commercial spaces through various channels, including online platforms, industry networks, and direct outreach to prospective tenants
• Conduct property viewings and presentations to prospective tenants, highlighting key features and benefits of available spaces
• Collaborate with legal and finance teams on lease documentation, terms negotiation, and contract administration
• Monitor lease compliance, track renewal dates, and proactively manage tenant communications to encourage lease renewal
• Analyse market trends and competitive leasing rates to inform pricing strategies and positioning
• Prepare regular reports on leasing performance, occupancy metrics, and financial forecasts for senior management
• Coordinate with property management teams to ensure properties are maintained to premium standards that support leasing efforts

What we're looking for

• Bachelor's degree in business, real estate, marketing, or a related field (or equivalent professional experience)
• 3+ years of experience in commercial leasing, property leasing management, or related commercial real estate sales roles; 2 yrs supervisory exposure
• Proven track record of successfully closing commercial lease agreements and achieving occupancy targets
• Strong understanding of commercial real estate markets, including Makati CBD and similar premium business districts
• Excellent negotiation skills with the ability to balance landlord and tenant interests to reach mutually beneficial agreements
• Outstanding communication and interpersonal abilities, with the capacity to build rapport with diverse stakeholders
• Proficiency in property management software and Microsoft Office applications (Word, Excel, PowerPoint)
• Strong organisational skills with the ability to manage multiple tenant prospects and lease transactions simultaneously
• Ability to work independently whilst collaborating effectively with cross-functional teams including property management, finance, and legal
• Detail-oriented approach with excellent accuracy in lease documentation and record-keeping

• Knowledge of Philippine property laws and regulations governing commercial leasing is advantageous
• Experience in premium commercial properties or mixed-use developments is preferred
