Job summary

Optimus Executive Search Solutions Inc. is seeking a Property Management & Leasing Manager to oversee leasing and day-to-day management of residential and commercial properties in Makati. The role emphasizes leadership in leasing operations and tenant relations.

You will develop leasing strategies, supervise staff, coordinate with contractors, and work closely with Finance, Legal and operations to optimize occupancy and rental performance on-site in Makati City.

Qualifications

Bachelor's degree in real estate, business administration, property management, or related field.
Minimum 5 years in property management, leasing, or real estate operations.
Strong residential and commercial leasing experience and tenant relations.

Responsibilities

Develop and execute leasing strategies to achieve occupancy and rental income targets.
Manage end-to-end leasing process: inquiries, viewings, screenings, negotiations, renewals, move-ins/outs.
Identify and acquire new tenants through direct sourcing, brokers, referrals and other channels.
Build and maintain relationships with tenants to support retention and reduce vacancies.
Lead leasing of commercial spaces: identify tenants, negotiate terms and rates.
Ensure tenants meet property requirements and comply with lease terms.
Oversee day-to-day property operations and overall condition.
Coordinate with contractors, maintenance, security, and service providers.
Conduct regular property inspections and address tenant concerns promptly.
Monitor occupancy, vacancies, pipeline, and rental performance; report to leadership.
Collaborate with Finance, Legal, and other teams on leasing and PM needs.
Supervise and direct leasing and property management staff.
