About the role

We are seeking a talented and experienced Leasing Manager (Commercial/Property) to join our team in Makati City, Metro Manila. This is a full-time position that plays a crucial role in driving our commercial property portfolio growth and revenue generation.

As Leasing Manager, you will be responsible for managing all aspects of commercial property leasing, from prospecting and client relations through to lease negotiations and contract completion. This position is integral to our business success, directly impacting our property asset management strategy and overall profitability.

Key responsibilities

• Develop and execute comprehensive leasing strategies to maximise occupancy rates and rental income across the commercial property portfolio

• Identify, prospect and cultivate relationships with potential tenants, brokers and corporate clients to generate new leasing opportunities

• Conduct property viewings and client presentations, effectively communicating property features, benefits and lease terms

• Negotiate lease agreements, terms and conditions with tenants whilst ensuring compliance with company policies and legal requirements

• Prepare and review lease documentation, amendments and renewal agreements in coordination with legal and finance teams

• Manage tenant relations throughout the lease lifecycle, addressing enquiries, concerns and requests promptly and professionally

• Monitor market trends, competitor activity and rental rates to inform pricing strategies and maintain competitive positioning

• Maintain accurate records of lease agreements, tenant information and lease expiry dates using property management systems

• Collaborate with property maintenance, finance and operations teams to ensure seamless tenant experience and efficient property management

• Prepare regular leasing reports, performance metrics and forecasts for management review

What we're looking for

• Minimum 4-6 years of professional experience in commercial property leasing, sales or property management

• Proven track record of successfully leasing commercial properties and achieving occupancy targets

• Strong negotiation skills with the ability to close lease agreements and manage complex transactions

• Excellent interpersonal and communication skills, with the ability to build and maintain professional relationships

• Proficiency in property management software and Microsoft Office applications

• Sound understanding of commercial real estate market dynamics, lease structures and property valuation principles

• Strong organisational skills with the ability to manage multiple properties and leasing activities simultaneously

• Knowledge of Philippine property laws, regulations and taxation requirements relating to commercial leasing

• Degree in Real Estate, Business Administration, or related field (preferred)

• Professional credentials such as CPM (Certified Property Manager) or similar recognised qualification (advantageous)
