Job summary

VA Masters is seeking a Real Estate Acquisitions Specialist in the Philippines to own the full deal cycle from initial contact to contract close. You will qualify leads, negotiate with sellers, and manage assignments to ensure timely closes, all while building a robust buyers list and maintaining CRM records.

The ideal candidate brings real wholesaling or inside sales experience, exceptional phone skills, and a track record of closing within 30 days.

Qualifications

• 3 to 5 years of proven experience in real estate wholesaling, cold calling, or inside sales across the full deal cycle.
• Demonstrated ability to close deals independently within 30 days and prioritize motivated sellers.
• Solid working knowledge of double closes, seller financing, subject-to deals, ARV, and comps.
• Track record of building and actively managing a buyers list to move properties quickly.
• Experience with CRM systems and dialers, plus multiple lead platforms.
• Excellent verbal and written English with strong phone presence and objection handling.
• Reliable, detail-oriented, and able to work independently with minimal oversight.

Responsibilities

• Qualify inbound and outbound leads and identify seller motivation, condition, and timeline.
• Conduct outbound calls, texts, and follow-ups with homeowners and potential sellers.
• Negotiate directly with sellers and place qualified properties under contract.
• Build and maintain an active buyers list with several ready buyers per property or ZIP.
• Match each acquired property to the right buyer and manage assignment through close.
• Apply deal structuring knowledge including double closes, seller financing, and subject-to deals.
• Evaluate deals using ARV and comps, prioritizing leads that close within 30 days.
• Maintain accurate lead and deal records in the CRM.
• Deliver signed seller and buyer assignment contracts for handoff to title company.
• Provide regular KPI and pipeline updates.
